Which documents do I need when buying real estate?
If you want to buy a house or an apartment, you need various documents for the purchase and the financing. We distinguish between property documents relating to the property you want to finance and creditworthiness documents or personal documents.

You will need the following property documents for construction financing:

Land register extract, not older than 3 months
declaration of division
dimensioned floor plans with sections and views
calculation of living space
land use map or site plan
current photos of the property, inside and outside
the property description (exposé)
list of all modernizations carried out
list of all planned modernizations and personal contributions
preliminary draft of the purchase contract

You will need the following personal and credit documents:

Copy of your identity card
signed confidential self-disclosure form
copy of your settlement permit or residence permit
wage and salary statement for the last three months
income tax statement of the previous year
income tax assessment for the last two years
proof of equity capital
proof of the equity to be saved
proof of existing additional capital income or rental income
proof of income from alimony payments
statutory pension information
proof of current expenses, such as loan agreements
